GENERAL INFORMATION
This detached stone-built Victorian house offers charming and comfortable accommodation in a convenient location with good access to the city centre, as well as free private parking for 6 cars.
Well-located for visiting all of Edinburgh’s attractions, including Arthur's Seat and the Palace of Holyrood, the guest house is nevertheless peaceful, quiet and relaxing, overlooking parkland with the waters of the Firth of Forth flowing in distance. Edinburgh's excellent public bus service offers quick, easy and convenient access to all parts of the city, and there is a direct bus to the city centre from the bus stop right outside the house.
There are 5 fully equipped en-suite bedrooms and one double bedroom which has a spacious private bathroom. All of the rooms were fully refurbished and thoroughly modernised in June 2006, and each comfortable room is decorated and furnished to a high standard.

There is a 9-hole golf course across the road and there are four 18-hole golf courses nearby and the hotel is happy to help guests arrange convenient tee times.

The guest house is an attractive, detached stone-built Victorian house, situated on the east side of the city centre, on the main A1 road. Situated on a main bus route, with a bus stop right outside the house, the Aynetree Guest House offers easy, convenient and inexpensive access to all of the city’s major attractions.
Known as The Athens of the North, Edinburgh boasts many sights, attractions and events, all year round. The city features many impressive examples of both modern and classical architecture, as well as dramatic scenery. Edinburgh also regularly plays host to many cultural events and spectacles, as well as holding international sports events. The city is renowned for its great nightlife and extensive choice of restaurants.
TRAVEL INFORMATION
By Air:
The hotel is approximately 10 miles (16 km) from Edinburgh Airport. Take the Airline Bus (number 100) to the city centre (Waverley Bridge). Walk up to Princes Street and take a number 44 bus (not a number 26 bus). The number 44 but is operated by either Lothian Region Transport or First Bus and you can catch it from just outside Marks and Spencer (opposite the tall monument in the gardens). Ask to be let off at Bailie Place (Portobello Park). Aynetree Guest House is on the other side of the road.
By Car (from Edinburgh Airport):
- Follow the A8 towards the city centre and then take the city bypass (A720).
- Follow the A720 the whole way round to the A1 exit (Old Craighall), which is signposted towards the city centre.
- Follow the A1, until you see the Big W store on the right-hand side.
- At the set of traffic lights, take a left turn, following the signs towards the city centre.
- The Aynetree Guest House is located half a mile further on, on the left-hand side (opposite Portobello Park).
By Car (from the south/east):
- Follow the A1 until you see the Big W store on the right-hand side.
- At the set of traffic lights, take a left turn, following the signs towards the city centre.

By Car (from the north/west):
- Follow the M8 motorway and then take the A720 (south and east - not north and west) to the A1 exit (Old Craighall Junction), signposted for the city centre.
- Follow the A1, until you see the Big W store on the right-hand side.
- At the set of traffic lights, take a left turn, following the signs towards the city centre.
- The Aynetree Guest House is located half a mile further on, on the left-hand side (opposite Portobello Park).
By Car (from the city centre):
- Head for Waterloo Place and then over to Abbeyhill.
- Drive past Meadowbank Stadium.
- Then turn right onto Willowbrae Road, which changes into Milton Road West and then becomes Milton Road.
- Omni Furniture is on the left-hand side, just before a set of traffic lights. Aynetree Guest House is 200 metres past these traffic lights, opposite Portobello Park.
By Train:

FOOD&BEVERAGE
A full traditional Scottish breakfast is included in the quoted room rates. Whatever you have planned, the generous and tasty cooked breakfast is a great way to start your day. A vegetarian option is also available and guests can also choose a full continental breakfast. Those with special dietary needs can be accommodated by prior request. The dining room has a real coal fire, which is used on chilly mornings.
The hotel can also provide packed lunches at a nominal additional cost.
